Comfortably review large scale drawings of our plans. Discuss the costs and advantages of each plan with your own personal Home Building Consultant.
If you already have a home plan you like from somewhere else, bring it along! Your consultant will be happy to review it with you and provide an estimated cost to build that plan.
You may pre-qualify for financing during your visit. This will help you determine how much home you can afford in your monthly budget. Once your budget is established your consultant can better serve you in choosing a home plan that suits your needs.

Building Step 2
Let's Talk Customizations
Once your home search is narrowed down to one or two plans your consultant will discuss changes or options you might wish to add to each plan.
Remember, with Southland almost anything is possible. You can move walls, windows and doors. Add a bathroom, porch, garage or basement. Want to redesign the kitchen? No problem.
Your consultant will gladly incorporate your desires into your home plan and quickly provide any cost of Site Improvements and Financing. Site Improvements include grading, well or water meter, septic tank or sewer tap, debris removal, driveway, etc. At this point, your consultant can give you a good idea of the cost to build for each plan to help you decide on a final home.

Building Step 3
Select Your Finishes
Now that you have chosen a favorite plan, it is time to select your interior and exterior finishes.
Your consultant will provide you a detailed cost to build for the plan you have selected. One of our Building Superintendents will meet you at your site to verify the site improvement allowances. Your superintendent will also help locate the home on your site and advise you of any changes that may be needed. Your consultant is now prepared to complete a Home Building Agreement with the entire cost of your dream home spelled out in detail. Any costs of financing can also be included.
Your final Home Building Agreement will consist of four parts: the cost to build the home including any changes and options; the estimated costs of site improvements; the estimated cost of financing; the final home plan drawings. If you are in agreement drafting of your dream home plans can now begin.

Building Step 4
Apply for Financing
Once you are satisfied with the final design drawings and total cost to build you are ready to apply for construction and permanent financing (if you need it). The finance application usually takes about 60 days. Click here for more information about Financing Your Dream Home.

Building Step 5
Get Approved & Get Ready
When your financing has been approved and your construction loan closed permitting and construction of your dream home can begin. Before actual construction starts your consultant and superintendent will explain the building process with you in detail. Building Step 6
Quality Assurance
During construction your new home will undergo a series of Quality Assurance Inspections. Your personal Building Superintendent will be available to answer any of your questions and address any of your concerns!

Building Step 7
Pre-Closing Orientation
When your home is complete we will do a Pre-Closing Orientation with you.
Together, we will go on a room by room tour to demonstrate the quality features and operating procedures for all aspects of your home. At this time we will also review our Warranty Request Procedure.

Building Step 8
You did it!
Congratulations! After final closing, you are ready to move into your new home.
