These homes are custom built on your land in Georgia and loaded with "must have" appointments like: garden tubs, separate showers and walk-in closets in the master suite and gorgeous, all wood custom kitchen cabinetry with plenty of counter space. Whenever possible, we added breakfast bars, walk-in pantries and laundry rooms, media rooms and formal and informal dining areas.
Many of these wonderful plans also feature a 4-car garage, perfect for a workshop or boat storage or, if you want, endless options for expansion as your family's needs dictate.

PLEASE NOTE: As of 5/1/09 the following specifications are included in the base price of a Southland Signature Series Custom Home. However, we will customize your specifications within our capabilities (example: add brick, porches, decks, basements, etc.) Published specifications are subject to change without notice. Actual
specifications used in construction shall be per the final, signed and
approved contract documents. All square footages shown herein are
approximate using accepted methods of measurement to the exterior of
outside walls. Actual square footage shall be “as built”.
SIGNATURE SERIES HOMES SPECIFICATIONS
(STAGE I)
FOUNDATION: 36” high continuous block crawl space. Optional solid concrete slab and basement foundations are available.
FRAMING: All Southland Homes are built on site, board by board, with select and/or #2 grade building materials. Floor joists, floor and roof trusses and/or roof rafters are sized and spaced to meet or exceed most National Building Codes. 2”x 4” wall studs are 16”o.c. ¾” (nominal) tongue and groove Advantech ® floor sheathing (a green feature) is glued and nailed to floor joists. ½” (nominal) OSB roof sheathing with felt. ½” (nominal) OSB and insulated foam board wall sheathing . 8’ to 9’ ceilings on main floor (per standard plans). Tyvek® (or comparable) whole house wrap.
VENTS: Continuous roof ridge and soffit vent system (a green feature) reduces heat in attic, reduces cooling costs and makes shingles last longer.
ROOF: 12” boxed-in roof overhang with metal drip-edge. Shingles are Atlas Chalet ® (or comparable) 30-year, three tab architectural.
SIDING & EXTERIOR TRIM: Cemplank® (or equal) 8” fibercement lap siding with pre-primed spruce trim as follows: 4” outside corners; 2” brickmould entry door trim; 6” frieze and fascia boards. Porch posts are 5” turned (or per standard plans). Front porch railings are 2” PT pickets. Shutters are vinyl raised panel. Porch floors are all #2 PT pine. Optional brick, stone or stucco is available. Please note masonry applications may require changes to standard exterior trim. Actual exterior trim details shall be per the final, approved plans.
EXTERIOR DOORS & WINDOWS: Front door and other swing doors are insulated embossed steel. Kwikset® hardware. Windows are maintenance-free vinyl with Low E glass and tilt (or) removable sash for easy cleaning.
(STAGE II)
INSULATION: Blown fiberglass in flat ceilings with “R” factor of up to 38; 3 ½” of wall insulation with a total wall “R” factor of up to 16; 6” of floor insulation with “R” factor of 19.
PLUMBING: Complete per plans with water/sewer lines ready to hookup outside home. Lasco® fiberglass (or comparable) tub and showers in baths. Lasco® fiberglass (or comparable) garden tub in master bath. Peerless® (or comparable) china elongated, water-saver toilets. 50 gallon electric HW heater tank (optional gas HW heater tank or tank less HW heaters available). Delta Leland® washerless faucets: 8” spread faucet(s) in master bath and power room; goose neck faucet in kitchen. Kitchen sink: choice of Kohler® 8” deep, double-bowl, cast iron, porcelain drop-in or Rugby® (or comparable) 8” deep, double bowl, stainless steel undermount. Your choice of 17” oval or round drop-in china or recessed cultured marble bath sinks.
ELECTRICAL & LIGHTS: Complete per plans with 200 AMP circuit breaker service. Includes a designer lighting package, smoke detector(s) and plenty of outlets.
GUTTERS: Seamless aluminum, maintenance-free gutters with baked on enamel finish.
INTERIOR WALLS & CEILINGS: ½” drywall glued and nailed. Ceilings have a textured white finish.
CENTRAL HEAT & AIR: 13 SEER, energy saving Bryant® or equal heat pump with central air conditioning. Includes programmable thermostats. Optional gas heat available.
CABINETS & VANITIES: Custom built, furniture quality kitchen, bath and laundry cabinetry with the following standard features:
- Finished wood interior (box) with continuous run wood shelving.
- Finished wood, dovetailed, easy-glide drawers.
- Light rail (under wall cabinet) molding.
- Crown moulding.
- Furniture style doors.
- Paneled drawer fronts.
- Tilt drawer(s) at kitchen and laundry sinks.
- Your choice of the following woods: Alder; Maple; Oak; Hickory; Knotty Pine, or Thermafoil in White or Almond. Optional Cherry is available.

- Your choice of numerous stain colors. Painted and glazed finishes available.
- Your choice of numerous door knobs and drawer pulls.
- Your choice of several custom options such as: glass doors; roll out shelves; appliance garages; microwave shelves; beaded or paneled wood refrigerator, oven, pantry or cabinet ends; stemware racks; plate racks; fluted sink step-outs; baking pan dividers; wine racks; spice drawers; lazy susans and more.
COUNTERTOPS:
- Your choice of granite or Corian® solid surface in kitchen in a wide range of colors.
- Cultured marble in a wide range of colors in baths.
- Your choice of 17” oval or round recessed cultured marble or drop-in china sinks in bathrooms.
- Your choice of 8” deep double-bowl stainless steel undermount or Kohler® porcelain drop-in kitchen sink with Delta Leland® gooseneck faucet.
INTERIOR DOORS AND TRIM (all paint grade):
- Your choice of 3 door styles.
- 2” moulded casing on doors and windows.
- Wood window surrounds.
- 3 ¼” moulded baseboard (5 ¼” available).
- Kwikset® hardware in brushed chrome or antique bronze.
APPLIANCES:
- Your choice of Kenmore® electric range, range hood, and dishwasher.
(STAGE III)
EXTERIOR & INTERIOR PAINT: Two coats of quality Sherwin Williams® available in over 60 decorator colors on walls and trim.
BATH & CLOSET ACCESSORIES: Mirrors (full width of vanity). Glass shower door in master bath. Vinyl-coated wire shelving in all closets.
FLOOR COVERING: Your choice of 2 ¼” oak hardwood or ceramic tile in foyer, kitchen and master bathroom. All other rooms have Mohawk® carpeting with high-density 6 pound pad or premium vinyl flooring.
